Rubbish Collection update:
Wandsworth Council (WBC) has informed us that food waste will soon be collected from blocks in the same way that house food waste has been since early 2024. Food waste is delivered to BioCollectors based in Mitcham. BioCollectors is an Anaerobic Digestion facility which turns food into bio-gas for the national grid and liquid fertiliser for use in agriculture. According to WBC’s information, residual waste usually costs £160 per tonne. However, food waste recycling costs £0 per tonne. Therefore, every tonne of food waste diverted from the residual waste stream results in a considerable saving. It is worth the effort to separate your food waste from the bulk of your rubbish. Residents also reported fewer incidents of fox breaches since using their food waste bins.

BIN AREAS MUST BE KEPT
CLEAN BY RESIDENTS
Residents are responsible for keeping their bin areas clean. Please ensure all rubbish bags are securely tied. Bin bags that are disposed of with minimal care attract vermin. Rubbish collectors are less likely to take waste away when it is overflowing or placed in the wrong place. The Co-op will recharge offenders whose rubbish must be taken away by contractors. Persistent offenders are in breach of their tenancy or lease/freeholder agreements.
General Meeting and Chair’s Report
The Spring General Meeting took place on the 11th March. A good number of residents attended and signed off the budget for 2025-26, after which they stayed to have a communal catch-up. All had a fun and social time.

Treasurer Update
Having fulfilled the role for over 25 years, Janet Raffety has resigned from her position as Treasurer. We would like to extend our sincere gratitude for her exceptional service. We are pleased to announce that Sue Daley will be taking over the treasurer responsibilities, and we thank her for stepping into this important role.
Strategic Plan
The Strategic Plan has been finalised and signed off by the Management Committee. This important document outlines how the estate should be run over the next few years by the committee and staff. If you would like to obtain a copy, please contact the office.
Boundary Wall Issues
We have been experiencing problems with the boundary wall. Please note that all neighbours must seek permission from the office if they require access to their gardens over the boundary wall. Residents cannot provide this permission. The grounds and the wall have been damaged in past incidents, and we need to establish accountability if problems occur. Please remember that the wall is jointly owned. Provided we have assurances and all the relevant paperwork that we would expect from any contractor working on the estate, we will do our best to accommodate requests. However, since the Victorian wall is still damaged from a previous incident, we are keen to make sure everything is in place first.
Maintenance Updates
Contractors from FG Keen will be attending in the near future to address holes in residents’ door frames. The work order has already been issued, so please look out for access requests. Once the frame repairs are completed, we will be contacting leaseholders whose doors are non-compliant.
Committee Training
Training sessions are planned to update committee members on governance procedures. This will ensure all committee members are fully informed of their responsibilities and proper procedures.
Council Property Improvements
Wandsworth Council is currently securing funds to replace kitchens and bathrooms in council tenants’ properties where necessary. This initiative aims to bring these facilities up to modern standards. Office staff will be visiting council-managed properties to identify which ones need updating.
